Gas appliances that have been supplied by the landlord in tenanted accommodation are, by law, required to be tested and certified on an annual basis.
Properties requiring certification are those that are occupied for residential purposes and covered by licence, tenancy agreement for a set time period, or a lease, this includes a lease under a term of 7 years including rooms to let in bedsit accommodation, bed and breakfast premises, private households, rented holiday homes including chalets, flats, narrow boats on inland waterways) and caravans if they are hired.

All landlords are legally obliged to have a valid gas safety certificate for the accommodation that they rent out. This has to be given by a registered gas engineer and renewed on a yearly basis. Landlords must keep copies of the certificates and ensure that any work identified by the gas engineer is carried out.

• Ensure gas fittings and flues are maintained in a safe condition
• Ensure an annual safety check is carried out on each gas appliance/flue
• All installation, maintenance and safety checks to be carried out by a CORGI registered gas installer
• Keep a record of each safety check for 2 years
